We carry out chimney flashing repairs in Ramsgate to stop water getting in where the chimney meets the roof. We replace cracked, lifted or badly fitted flashing with new lead dressed neatly into place.
Flashing is the strip of lead that seals the joint between the chimney and the roof tiles. It is tucked into the mortar joints of the chimney and dressed over the tiles. Without it, rain would run straight down the side of the stack and into your home.
More Information
Look for lead that has lifted, cracked or come loose from the brickwork. Inside, damp patches on the chimney breast or on the ceiling next to it often point to failed flashing. Old repairs using mastic or sealant tape are a sign the flashing needs replacing properly.
Good flashing is made from lead in stepped sections that follow the line of the roof. Each piece is wedged into a raked out mortar joint and pointed in, then dressed tight to the tiles. Fitted this way, lead flashing can last for many years.
Chimney flashing repairs are one of the most common fixes for roof leaks we see. We strip out the old flashing, rake out the joints and fit new lead in stepped sections, with a back gutter behind the stack where needed. As we also work on roofs, any tiles around the chimney on your home in Ramsgate are reset properly afterwards.

STILL NOT SURE?
Damp patches on the chimney breast or on the ceiling beside the chimney are the most common sign. From outside, you may see lead that has lifted, cracked or pulled out of the brickwork. We can check the flashing on your chimney in Ramsgate and repair it.
A small lifted section can sometimes be refixed and repointed. If the lead is cracked, thin or has been patched with sealant before, it is better to replace it. New lead flashing, fitted properly, gives a longer lasting result than repeated patch repairs.
Lead is used because it is soft enough to shape around bricks and tiles, and it lasts a long time outdoors. It can be dressed tight to the roof so water runs off rather than getting underneath. It is the traditional choice for chimney flashing.
